Acquisitions and Dispositions 

O’Hare Parnagian LLP advises clients on a wide range of real estate acquisitions and dispositions throughout New York, including office, industrial, warehouse, street-level retail, and multi-family income properties. Leasing and Subleasing 

The firm regularly represents landlords and tenants in the negotiation and documentation of New York commercial leases and subleases across office, retail, professional, and warehouse spaces. OP also routinely negotiates and drafts related agreements, including licenses, guarantees, early terminations, and option agreements. We focus on structuring terms that protect client interests while facilitating smooth operational arrangements.  

Financing 

We have extensive experience advising clients on construction and permanent financing for commercial real estate in New York. The firm also frequently represents clients in connection with financing for the acquisition of retail and office condominium units in Manhattan, including Small Business Administration (SBA) 504 financings. Our approach ensures clients fully understand the structure and implications of each financing arrangement, helping support their long-term investment objectives.  

Homeowner Associations 

The firm selectively serves as outside general counsel to New York City  cooperative apartment corporations and condominium associations. In this role, OP advises on mortgage financing; employments; property, casualty, liability, and D&O insurance; contracts for capital improvement projects; by-law governance; common charge liens; compliance with Local Law 11; and federal, state, and local anti-discrimination regulations. We provide comprehensive guidance to help associations navigate complex regulatory and operational challenges. 

Residential 

For affluent, and high-net-worth clients, OP manages all aspects of residential real estate transactions including purchases, sales, and leasing of townhouses, condominiums, and cooperative apartments. The firm’s residential practice is distinguished by meticulous attention to detail and a focus on minimizing client risk.
